Technical Specifications

 

LOT    233' X 325' 

            Approximately Ύ of the property is on non-river side of dike , with approximately Ό on river side of the dike. All of the improvements will be on the non-river side.

            The area between dike and river is common area for not only Longview River’s Edge, but will also be common area for Condominiums to be built on the south side and north side of the River's Edge property. The city reserves the right and will most likely, in the future; build a walking trail for the public along the river.

            At this time there are no permits from the appropriate governing bodies to develop that area. It is believed by the developer that a certain amount of handwork may be done on the riverside of the dike.

            There are several planted areas with shrubs or lawn on the non-river side of the dike. These areas will be sprinkled by an automatic watering system.

PARKING

            There are 34 parking spaces in the front of the building. This area is for guests as well as second cars. Additional spaces on the side.

             Secured Parking Garage – There is one covered space per unit in the parking garage. These are designated spaces. Each owner will have a remote control to open and close the garage door.

BUILDING

            The structure is four stories above a concrete parking garage. The fourth floor units are high with vaulted ceilings and most have a loft.

            The dimensions of the building are 60’ high, 205’ long and 72’ wide.

            On the river side of the fourth floor, there is common area, called the Cowlitz Vista Room. It has a kitchen, fireplace and mezzanine on two sides. From the mezzanine you can walk out onto a roof top terrace.

ELEVATOR

            The elevator has six stops, starting with the parking level, each floor and the Cowlitz Vista mezzanine, as well.

SIDING

            Most of the building is hardi-plank lap siding. The joints will either be covered with a trim piece or have a tin shingle behind joints and caulking in joints. This will allow for expanding or contracting. The other areas have sheet goods, the center in the front is to appear to be a stucco look, however it is not. There will be some joints. The horizontal joints will have Z flashing with some covered by trim. The vertical joints will be caulked as to have them not be very apparent.

WINDOWS

            Windows are white vinyl with two-pane glass. Screens will also be included.

ROOF

            The perimeter is 25-year architectural-composition shingles; the center areas will be torch-down?

            The structure is wood framed four stories above concrete parking garage.

            Water meters – There is one master meter for the building. The Condo Association pays this bill by passing it onto the unit owners each having a separate meter for each unit. The Association has these meters read and bills the owners for the water use.

FIRE ALARM

            Heat sensitive detectors throughout building. There are several zones with indicators in entry lobby. It is monitored by a company that will call fire department when needed.

SMOKE ALARMS

            There are several in each unit. They are activated by smoke. If it goes off in one unit, it does not go off in others unless they are also set off by smoke. The units have individual batteries. When batteries become low the unit will start beeping. Each unit owner is responsible for his or her batteries.

SPRINKLER SYSTEMS

            This wet system is activated by heat, may accidentally be activated by being hit or jarred.

If a sprinkler goes off it also sets off the fire alarm.

FLOORS:

            On 2nd, 3rd and 4th floors a 1” thick layer of Gypcrete is poured over sub floor. This is a concrete type of material. The 1st floor has 12” of concrete which separates it from the parking garage. Above the concrete is 2” styrofoam insulation with 1-1/2” of gypcrete on surface. Unit owners will be allowed a carpet allowance for the living room, bedrooms and hallway. In the kitchen, dining room and entries there will be Allure traffic master vinyl plank flooring (have samples in Discovery Center). The bathrooms will have ceramic tile.

            The bathrooms on the 2nd, 3rd, and 4th floors will have drains and floor is shaped to slant towards drain. The surface will be ceramic tile.

            Insulation meets or exceeds the Washington State Emergency Code and National Building Code requirements.

FIREPLACES

            Natural gas-vented, corner models with glass front and ceramic tile as per display in Discovery Center.

            A space above fireplace is provided for a flat screen TV.

DECKS

            Rubber floor roof material on floor. It goes up walls 2” behind siding to help prevent leaks. The river side has glass panels. Non-river side has vertical bars. Railing has baked on enamel covering to prevent corrosion.

            Decks have a natural gas outlet for barbecues and a vented range hood.

EXERCISE AREA

            This area is off entry lobby on the concrete floor. This is to prevent sound transmission from exercise equipment.

SECURITY SYSTEM

            There is an intercom system from the front entry to each unit (phone system). A visitor can reach each unit by pushing the appropriate number, which will ring that unit owner's phone. If the unit owner wants to let the person in, they may do so by pressing #9 on their phone (which will buzz briefly unlock the lobby entry door.

           The parking garage is also secured. Each resident receive an electric garage door opener (wireless) for their car so they can open the security garage door from within their car.

TV CABLE

            The Association has contracted with the cable company for a bulk price. Each unit's share will be paid together with monthly condominium dues.

            Unit owners may pay the cable company for upgraded service beyond the basics.

DISHWASHER

            The Seller provides dishwasher.

WASHER AND DRYER

            Washer and dryer will be stacked and are provided in basic price. Dryer vent hose will go through a booster pump to assure lint makes it up and through the roof. Booster pump is located in the cabinet above the dryer. It has a lint filter that needs to be cleaned out on a regular basis. This unit is part of each unit and will need to be maintained by the unit owner.

INTERIOR DECORATING

The reserver(s) will have a choice of six different decors. They will be displayed on color boards 1, 2, 3, 4, 5, 6, in the Discovery Center. The boards will include the selections of counter tops, floors, and colors.

CLOSET DOORS

            Will be panel white bi-fold. Mirrored bifolds will be an upgrade.

TRIM AND BASE

            Wood as per samples in Discovery Center.

CABINETS

            Raised panel cherry, maple, oak or white thermal foil

COUNTERTOPS

EOS which is a solid surface seamless manufactured material. Color is per color selection choice.

PLUMBING FIXTURES

Fixtures are Delta brushed chrome as per samples. Door knobs, cabinet knobs and bathroom towel bars are also brushed chrome.

CEILINGS

1st 2nd  and 3rd floors are 9’ with some dropped down areas for mechanical. 4th floor from 8’ to 17’ vaulted.

LIGHT FIXTURES

Light fixtures are as per display in Discovery Center.

HEAT PUMPS

Heat pumps are Train and are individual for each unit.

ELECTRIC AIR FILTER

Electric air filter is an up-charge.

PHONE JACKS

There will be one phone jack per kitchen, living room, master bedroom, 2nd bedroom and loft.

CABLE

Cable two per living room one per master bedroom, one in second bedroom and loft.

KITCHEN SINKS

            White molded in or stainless steel under-mount.

BATHROOM SINKS
